Harvard’s Joint Center for Housing Studies has released their 2025 State of the Nation’s Housing report, co-sponsored by Habitat for Humanity. The report paints a troubling picture for homeownership as well as record cost burdens for renters. 

Among its many striking findings: the annual income needed to afford the typical home rose to $126,700 in 2024, pricing millions of renters out of homeownership.Record-low inventory contributed significantly to rising prices. The report also finds significant challenges for existing homeowners, including record-high cost burdens for homeowners with incomes below $30,000, and steep rises in insurance premiums and property taxes.
